Marsa Al Saadiyat marks the final phase of Saadiyat Island’s evolution in Abu Dhabi.
Abu Dhabi has evolved rapidly in recent years, with ambitious developments and world-class destinations. The latest addition to this evolving landscape is Marsa Al Saadiyat, a new luxury waterfront destination unveiled by Aldar in Abu Dhabi. Set to mark the final chapter in Saadiyat Island’s masterplan transformation, the development is designed around the idea of modern Arabian coastal living.
Marsa Al Saadiyat will offer a diverse collection of homes, from private mansions and luxury villas to waterfront apartments, branded residences and standalone villas set within a hillside community. The destination is planned to accommodate more than 58,000 residents, creating a new residential community with a strong focus on lifestyle and outdoor living.

At its centre will be Abu Dhabi’s largest marina, with more than 350 berths accommodating everything from sailing boats to superyachts. The waterfront will also feature restaurants and leisure spaces, creating a vibrant setting for residents and visitors.
Nature and wellbeing are central to the vision. The development will include 5.6 kilometres of beach, 140 kilometres of interconnected walking paths and a 46-kilometre cycling loop, with every home located within 150 metres of the network.
A series of green parks will connect the neighbourhoods, leading to a landscaped central park that stretches towards the waterfront. Children’s play areas, community clubhouses, outdoor pools and sports courts will sit alongside schools and healthcare facilities, ensuring everyday amenities remain within easy reach.
The destination will also connect residents to the wider cultural offering of Saadiyat Island through a dedicated walkway leading towards the Saadiyat Cultural District, bringing museums, dining and luxury hospitality within easy reach.
Within Marsa Al Saadiyat itself, a one-kilometre promenade will form a new social and commercial hub, with retail, dining, a yacht club and two luxury hotels. A dedicated theatre district will be anchored by Dar al Funoon, a performing arts venue with capacity for more than 6,000 guests, hosting musicals, live productions and international performances.
With its combination of luxury waterfront property, cultural experiences, expansive green spaces and high-end hospitality, Marsa Al Saadiyat is set to add a new dimension to luxury living in Abu Dhabi — and further strengthen Saadiyat Island’s position as a global destination for residents, travellers and investors.
