Yas Park Place introduces a new garden-led residential community in Abu Dhabi.
Aldar has launched the first phase of Yas Park Place, a new residential development set in the heart of Yas Island. Positioned on the northern side of the island and overlooking Yas Central Park, the project is being pitched as an urban oasis that blends the pace of island living with a greener, more community-focused feel. It is the latest addition to Yas Island’s fast-evolving property landscape and continues Aldar’s push to create lifestyle-led neighbourhoods that sit close to the capital’s biggest leisure and entertainment draws.
The development will comprise six mid-rise buildings and offer a mix of studios, one-bedroom, two-bedroom and three-bedroom homes, as well as two-bedroom duplexes. The homes have been designed to maximise natural light and encourage a stronger connection between indoor and outdoor living. That same thinking runs through the wider masterplan, which places a clear emphasis on walkability, landscaped open space and shared community experiences rather than simply delivering another residential address.
Amenities are a major part of the appeal. Yas Park Place will include experiential gardens, a wellness park, swimming pools, co-working spaces, communal lawns and indoor sports facilities, while themed areas such as an aqua garden, reflective garden and zen garden aim to give the project a more curated identity. A ground-level retail promenade will also bring restaurants, cafés, a supermarket, a pharmacy and other day-to-day essentials within walking distance. Other notable features include a community pavilion, wellness gardens, an outdoor cinema, a gym and wellness studio, a kids’ play zone, a dog park, and walking trails.
Residents will be close to Yas Mall, Ferrari World Abu Dhabi, SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Marina Circuit, Yas Waterworld, Yas Links and Topgolf, as well as the planned Disney theme park resort on Yas Island. Sales for the first phase are set to begin on 16 April 2026.
Residents can easily explore the island on foot, by bike, car or use direct access to the Yas Acres road network and the island’s purpose-built walking and cycling paths. The E11 highway provides a swift and easy connection to Abu Dhabi city, Zayed International Airport and Dubai.
