Emirates Palace is entering a new era. Emirates Palace Company, LEAD Development and Mandarin Oriental Hotel Group have announced Emirates Palace, Mandarin Oriental Mansions, Abu Dhabi, a limited collection of 35 private residences located within the grounds of Emirates Palace Mandarin Oriental, Abu Dhabi.
The landmark development marks the first time private ownership has been introduced within the grounds of one of the UAE’s most recognisable destinations. Completion is planned for 2029, with the residences offering a rare opportunity to live within the wider Emirates Palace estate.
Positioned along Abu Dhabi’s ceremonial coastline, the project places residents within an address associated with state visits, international gatherings and landmark moments in the UAE’s public life. The location connects Qasr Al Watan, the Founder’s Memorial and the Corniche, creating a setting where culture, coastline and civic identity come together.
Designed as private homes, the exclusive mansions will draw inspiration from Abu Dhabi’s coastal vernacular. The architecture will focus on proportion, light, landscape and privacy, with homes arranged around gardens and courtyards. Each residence will be oriented towards the shoreline and surrounding landscape, creating a sense of calm and seclusion.

Residents of Emirates Palace Mandarin Oriental Mansions will not simply live near Emirates Palace. They will live on its grounds, with direct access to a reserved stretch of shoreline, generous interiors and a level of privacy rarely found in the capital’s most sought-after addresses. Mandarin Oriental Hotel Group will oversee the residential hospitality experience and services, bringing its discreet approach to luxury into a private residential setting.
