Sobha City is a vast nature-led waterfront masterplan in Al Bahiya that will bring thousands of homes, green open spaces and lifestyle-led amenities to the capital.


Dubai-based Sobha Realty is expanding beyond its established footprint with the launch of Sobha City, its first project in Abu Dhabi. Valued at AED 40 billion, the new master-planned community spans 38 million square feet and marks a major move for the developer as it enters the capital’s increasingly competitive property market.

Located in Al Bahiya, close to Zayed International Airport and Yas Island, Sobha City has been designed as a waterfront destination that blends large-scale residential living with greenery, wellness and family-friendly infrastructure. Once complete, the development is expected to include approximately 4,000 apartments and 2,500 villas, alongside 80 exclusive mansions to be released later in the project timeline.

The development is being positioned as more than a residential address. Plans include a two-kilometre waterfront promenade, retail and dining components, mosques, healthcare facilities, three schools and a par-3 golf course designed by Greg Norman. Sobha is also leaning heavily into the sustainability and wellness angle, with around 60 per cent of the masterplan dedicated to open and green space, more than 50,000 trees, and an 18-kilometre wellness loop intended to encourage walking, cycling and outdoor living.

The project will be delivered in phases, with the first phase now on sale and accounting for roughly a third of the overall homes. Handover is currently scheduled for late 2029, with prices starting from AED 1.31 million for a one-bedroom apartment and AED 4.96 million for a villa. Strong road links to the E10 and E12 corridors are also expected to enhance the appeal for buyers seeking connectivity across Abu Dhabi.

The emirate is drawing strong international activity, partly due to the concerts and events taking place. Investors are also entering the market in a big way. People are waiting for such a development, and we see a lot of local buying because we are already seeing that interest, and we also made sure that delivery is not compromised. We’re going to hand over the development in 2029, which also brings a lot of confidence to people.”
