Fundamental Hospitality‘s Sirene by GAIA will open in Egypt.
Egypt is home to world-class hotels and restaurants — and now, it is set to welcome even more luxury as Fundamental Hospitality partners with Palm Hills on exciting new concepts. In 2027, the Dubai-born restaurant Sirene by GAIA will open in Hacienda Heneish. In addition, a luxury hotel and residences are currently under development in the area.
Sirene by GAIA launched at J1 Beach, Dubai, in December 2024. The venue prides itself on being the world’s largest beach club. In the first quarter of 2025, the club welcomed more than 250,000 guests — including FACT’s Editor-in-Chief.
Sirene by GAIA in Hacienda Heneish will include a restaurant, pool, and beach loungers. For those seeking privacy, the venue will offer hidden cabana bars and exclusive areas. The concept is inspired by Greek mythology, and the Mediterranean menu has been carefully crafted by Chef Izu.

Ismail Mansour, Vice Chairman of Palm Hills, explained: “We are proud to welcome Sirene by GAIA to Hacienda Heneish. Together, we aim to redefine coastal luxury and support Egypt’s growing position on the global tourism map.”
The development will also include a luxury hotel and residences. Hacienda Heneish will blend Mediterranean charm with Palm Hills’ signature architectural elegance. The concept will offer community living, world-class hospitality, and a contemporary take on coastal luxury.

Evgeny Kuzin, Chairman of Fundamental Hospitality, explained: “Today marks a major development for the Group with our expansion into hotels and residences. Hacienda Heneish is the perfect location for us to evolve one of our heritage ‘Made in Dubai’ brands into a world-class luxury resort.
“We’re proud to partner with Palm Hills to bring Sirene’s elevated beach experience to Egypt’s North Coast. With its emerging reputation as the Mediterranean’s new ‘St. Tropez,’ this is a rare opportunity to craft a truly iconic destination that will help raise the bar for Egyptian tourism”.
