The mixed-use project will include five towers, three Hilton-branded hotels, residences and offices.
Confirmed brands include Starbucks, H&M, Charlotte Tilbury, Ulta Beauty, Shake Shack and Chipotle.
The destination will feature nine districts, 19 cinema halls and the region’s first DreamPlay entertainment centre.
The landmark destination is set to become one of the Middle East’s biggest retail and lifestyle projects.
Saudi Arabia is in the middle of a massive transformation. From new hotels and cultural districts to mega malls and entertainment venues, the capital is rapidly reshaping how residents and visitors shop, dine, and spend their downtime. One of the biggest projects on the horizon is The Avenues Riyadh.
Located in the north of the city, at the intersection of King Salman Road and King Fahad Road, The Avenues Riyadh is being developed by Shomoul Holding Company, a subsidiary of Kuwait’s Mabanee. Inspired by The Avenues in Kuwait, the Saudi development will span a total built-up area of 1.8 million square metres, with a gross leasable area of around 370,000 square metres. Once complete, it will be one of the largest commercial malls in the Middle East.

The project’s design draws on Salmani architecture, blending modern forms with the spirit of Najdi heritage. Think warm tones, textured façades, shaded walkways, open gathering spaces and sustainable elements designed to suit Riyadh’s climate and lifestyle.
The development includes five towers, each with a distinct purpose. Tower 1 will house office spaces, Tower 2 will be home to a Waldorf Astoria hotel, Tower 3 will feature residential apartments, Tower 4 will include Canopy by Hilton, and Tower 5 will welcome Conrad Hotel. The wider development will also include parking for more than 14,000 vehicles.

Inside the mall, visitors will find nine districts: Grand Avenue, Prestige, Grand Plaza, The Forum, Electra, The Souk, The Mall, The Walk and The Oasis. Together, they will offer a mix of luxury retail, fashion, entertainment, cafés, restaurants, landscaped areas and community spaces. The project will also feature 19 cinema halls.
The Souk looks set to be one of the standout areas. Inspired by Saudi culture, it will celebrate Najdi design through traditional market-style lanes, intimate cafés and architecture that reflects the Kingdom’s landscape.
Several major brands have already been confirmed. Alshaya Group has signed an agreement to invest more than $150 million in The Avenues Riyadh, with more than 100 stores planned across over 50,000 square metres. Confirmed names include Starbucks, American Eagle, Foot Locker, Victoria’s Secret, H&M, Bath & Body Works, Charlotte Tilbury and Ulta Beauty. Dining brands will include Raising Cane’s, Shake Shack and Chipotle.

Family entertainment will also play a major role. The region’s first DreamPlay interactive entertainment centre will open at The Avenues Riyadh, alongside Masha and the Bear, Zafari, Cube Karting and Sports Ultimate.
With luxury hotels, global retail, restaurants, cinemas, entertainment and Saudi-inspired design, The Avenues Riyadh is shaping up to be far more than a shopping mall. It is being positioned as a full lifestyle destination and a new landmark for the capital.
The Avenues Riyadh is scheduled to open by the first quarter of 2027, making it one of the capital’s most anticipated arrivals.
