The Avenues – Riyadh is scheduled to open in late 2026.

Saudi Arabia is in the middle of a massive transformation. From hotels to event spaces, Riyadh is setting the tone for what the future of the Kingdom looks like. One of the most exciting developments in the capital is The Avenues – Riyadh.

Inspired by its counterpart in Kuwait, The Avenues – Riyadh is a soon-to-be landmark destination that will redefine what it means to shop, stay and play in the capital. Located in the north of Riyadh, at the intersection of King Salman Road and King Fahad Road, this project covers over 1.8 million square metres, making it one of the largest malls in the Middle East.

The Avenues Riyadh

The design of The Avenues – Riyadh leans into Salmani architecture, which offers a modern take on traditional Najdi aesthetics. Expect earthy tones, intricate wooden details, airy courtyards and sustainability in all aspects of the development.

The development of The Avenues – Riyadh will see five high-rise towers, each designed with a distinct purpose, redefining the Riyadh skyline. Tower 1 will house office spaces, while Tower 2 will be a Waldorf Astoria Hotel. Tower 3 will offer premium residential apartments, Tower 4 will form the Canopy by Hilton, and Tower 5 will complete the trio of Hilton-branded properties with the Conrad Hotel.

Apart from the towers, The Avenues – Riyadh is divided into nine themed zones, featuring 19 cinemas. The Grand Avenue will feature a translucent-roofed boulevard lined with flagship stores. Prestige brings two levels of luxury retail to Riyadh. The Mall spans multiple levels filled with fashion, food, entertainment, and plenty of green spaces. The Forum is designed for community interaction and pop-up experiences, while Electra features pixel-inspired architecture. The Oasis offers an earthy, serene outdoor dining spot, whereas The Walk promises leisurely strolls. And lastly, the Grand Plaza ties it all together with an open-air square tower with rooftop cafes.
