Opening in late 2026, the new Riyadh hotel will combine Foster + Partners architecture, Saudi dining, a rooftop pool and direct access to KAFD’s skywalk network.
Saudi Arabia’s hotel scene is moving at pace, and Riyadh continues to lead the charge. From global luxury brands to homegrown hospitality concepts, the capital is becoming one of the region’s most dynamic destinations for design-led stays, destination dining and business travel.
Now, another major opening is on the horizon. Atheel, KAFD Hotel Riyadh is set to open in late 2026, bringing a Saudi-born luxury hotel to King Abdullah Financial District. Operated by Adeera Hospitality, a PIF company, the property will combine contemporary comfort with a strong sense of place.
Located in KAFD, the hotel will overlook the district’s wadi and luxury shopping area. It will also offer direct access to the Guinness World Record-holding skywalk network, while the KAFD Metro Station will be located just steps away. The setting places Atheel within one of Riyadh’s most connected districts, making it well-suited to executives, business travellers, leisure guests and the city’s growing creative community.
Designed by Foster + Partners, Atheel, KAFD Hotel Riyadh is being created as an architectural statement. The exterior will feature geometric lines inspired by the surrounding urban landscape, while the façade has been engineered to reflect the Arabian sun. The design aims to improve energy efficiency and help reduce cooling demands in Riyadh’s desert climate.
Inside, the hotel will take a softer approach. Organic forms and culturally inspired details will reflect Saudi Arabia’s identity, while a dramatic sculptural atrium will rise through the full height of the building. The feature is set to become the tallest internal hotel structure of its kind in Riyadh.
Atheel, KAFD Hotel Riyadh will include 214 rooms and suites, catering to both short stays and longer visits. Accommodation categories will include Superior King Rooms, Superior Twin Rooms, Premium Rooms, Junior Suites and one-, two- and three-bedroom suites. The Presidential Suite will sit at the top of the offering, designed for guests seeking one of the capital’s most refined stay experiences.
Dining will be central to the hotel’s appeal. Atheel will feature two signature restaurants, each designed to operate as a standalone culinary destination. Lafana will celebrate Saudi flavours and regional traditions through a contemporary lens, while Riya Maison will introduce a Parisian-inspired all-day French brasserie with subtle Saudi influences.
Cloud 14 is also likely to become one of the hotel’s key draws. The rooftop pool and lounge will offer views across Riyadh’s skyline, adding another lifestyle destination to KAFD’s growing hospitality scene.
Wellness will come in the form of Atheel Spa and Gym, with fitness facilities and treatments designed for hotel guests and visitors. The property will also include a ballroom and meeting spaces, strengthening its position within Riyadh’s expanding corporate events market.
With its Foster + Partners design, prime KAFD location, Saudi-led identity and strong dining credentials, Atheel, KAFD Hotel Riyadh is shaping up to be one of the capital’s most notable hotel openings of 2026.
