The Dubai hotel expands to Tivat’s majestic mountains and sparkling sea.
“We’re going to the top of Mount Lovćen,” says my guide, Jurica. I laugh. It’s 30 degrees Celsius, I’ve never mountain biked before, the peak stands 5,738 feet high, and there are no barriers lining the edge of the narrow road. The guide has already pushed me beyond what I thought possible, guiding me across roads, rocks and rugged terrain. So, when I reach the summit, thighs burning and heart racing, I feel like a sporting superhero. Welcome to SIRO Boka Place in Tivat, Montenegro.
Having opened in May 2025, this is the second SIRO hotel worldwide. The concept was created by the renowned Kerzner brand, known for iconic properties like Atlantis and One&Only. SIRO One Za’abeel in Dubai launched in February 2024, and the brand is set to expand with locations planned for Japan and Saudi Arabia. After falling head over handlebars for the hotel in Dubai, I was eager to try the Tivat experience.

SIRO Boka Place is a 10-minute drive from Tivat Airport, and 90 minutes from both Dubrovnik and Podgorica Airports. The setting was a showstopper – turn your head one way for majestic mountains, and another way for the sparkling sea. Many of the activities are designed to take full advantage of the great outdoors on the doorstep – the UNESCO-protected Bay of Kotor, anyone?
The pick-up and check-in were stylishly seamless. The lobby felt more like the entrance to a luxury gym, with a vitamin shot offered upon arrival, a smoothie bar in sight, and staff dressed in athleisure wear. Mattheos Georgiou, Senior Vice President of SIRO, explained: “Montenegro is only going to take things to the next level. Boka Bay, with its stunning setting on the edge of the Mediterranean, is the perfect base for bold adventures and meaningful transformation. With destination fitness, we’re turning the outdoors into a training ground like no other.” On your marks, get set, SIRO.

Rooms and Suites
SIRO Boka Place is home to 240 rooms, suites, apartments and residences, which optimise wellness and working out. We checked into the Siro Room, which spanned 31 metres square. Everything has been carefully curated, from the TV with guided wake-up and wind-down stretches to the monkey bars for those who want to do pull-ups.
The mirror in the room opened to reveal box-ready resistance bands, weights and a yoga mat. Instead of having a chair by the dressing table, there was a yoga ball; and rather than having chocolate as snacks, there were protein balls.
The rooms are optimised for sleep with meditation playlists, soundproof walls, and a king-size bed with a temperature-controlled mattress. The TV could even be covered by a sliding wooden screen. The bathroom felt like our own mini spa – given that we were showering multiple times a day, we appreciated the luxury touches. Fancy features included an underheated floor, a rain shower and SIRO’s own eco-friendly Proverb products.

Restaurants and Bars
At the heart of SIRO Boka Place is the all-day dining restaurant, SIRO Table. With its open kitchen, indoor and outdoor dining, and communal tables, it was a place to linger. The menu spanned from healthy to hearty, showcasing seasonal ingredients as well as local dishes. Despite eating here multiple times, the service was a little slow, but each meal was marvellous.
The staff were ready with recommendations, especially from the Balkan menu. Breakfast highlights included eggs, a brimming buffet, and fresh fruits. Dinner highlights included the Buzara Beetroot Watermelon Soup, Eggplant Steak, and Muckalica. Even desserts were given a healthy twist with flourless cakes and sorbets.
If you want to go full SIRO, opt for the in-room dining and customise your own menu. The in-house nutritionist, Radovan Ivanovic, had a fact-filled, friendly approach. We only wish we had met him at the start rather than the end of the stay.
SIRO Refuel Bar was available for grab-and-go and pre- as well as post-workout shakes – we were excited to see our favourite date shake from Dubai. SIRO Social opened on the rooftop, boasting beautiful views with bites and beverages, including both non-alcoholic and alcoholic options.

Facilities
SIRO Boka Place is all about destination fitness, from the Fitness Lab for workouts to the Recovery Lab for relaxation. Spanning more than 1,600 square metres, it included a state-of-the-art gym, Experience Box with high-energy classes, Mindful Studio for stretching and yoga classes, and a 25-metre outdoor swimming pool. Note: It was a little tricky doing classes in another language.
The Recovery Lab was a serene spot with a clean and clinical aesthetic. The Ocean Dream Massage included red light therapy, and the signature Modular Massage Proverb utilised sports massage techniques.
What truly sets the hotel apart is its lavish location, brimming with amazing activities led by local experts. Whatever you’re after, they deliver – whether it’s cycling, paddleboarding or rock climbing. And, as someone who hires a bike on their travels, from New York to Seoul, Tivat was wheels ahead, the best cycle ride I’ve ever experienced.

The Verdict
While countless hotels claim to offer personalisation (and can’t even spell my name right), the SIRO experience truly stands out from start to finish. Everything from the nutritionist made-to-order meals to the trainers are tailored for you.
Whenever people ask me about the best places I’ve stayed, SIRO One Za’abeel in Dubai is on the list. Now, the sequel is better than the original – the Dubai hotel is limited by its urban setting, but the Tivat hotel makes full use of its stunning surroundings. We found ourselves blending fun with fitness, and before we knew it, we had worked out three times a day. The staff were supportive in both hotels, but nothing compares to the great outdoors.
SIRO Boka Place broke me and gently put me back together again. And, it pushed me to the summit of both a mental and physical mountain.
