The Wsdi Yas Island will feature 3,950 homes alongside a hotel, marina, retail and leisure facilities.
Cars and parking will be placed underground, creating extensive pedestrian, cycling and running routes above ground.
The development joins a rapidly expanding Yas Island, close to future attractions including Sphere Abu Dhabi and Disney's planned Middle East resort.

Yas Island may be best known for rollercoasters, racetracks and world-class entertainment, but its residential landscape is also growing. The latest addition is The Wadi, an AED 6 billion mixed-use community that will place nature, water and walkability at the centre of everyday life.
Located along Yas Canal, The Wadi will feature 3,950 residences, ranging from studios to one-, two- and three-bedroom apartments. The wider master plan will also feature commercial spaces, restaurants, recreational facilities, sports amenities and a hotel, creating a self-contained neighbourhood on the edge of Yas Island.
As its name suggests, the development takes inspiration from the wadis found across the UAE. Water, landscaping and native planting will run throughout the community, with ponds, green terraces, pocket gardens and open spaces woven between the buildings. The waterfront setting will also include a canal-side marina, while restaurants and social spaces will look out across the water.
Perhaps the most interesting element, however, is what residents will not see. Cars and parking will be moved underground, allowing much of the community above ground to remain free from vehicle traffic. Pedestrian and cycling paths will connect different areas, alongside an approximately six-kilometre running route.
The outdoor focus extends to the amenities. Plans include tennis facilities, gyms, spas, dedicated children’s areas and landscaped parks, alongside private gardens and spaces designed for residents to meet and socialise. Ghaf trees, palms and other native planting will also form part of the landscape, while the placement of buildings and pathways has been designed to encourage airflow through the development.
The Wadi will sit approximately five minutes by car from Zayed International Airport and nine minutes from Ferrari World Yas Island, with central Abu Dhabi around 23 minutes away. Its location also places residents close to Yas Island’s existing collection of attractions, including Yas Marina Circuit, Warner Bros. World Abu Dhabi, SeaWorld Yas Island and Yas Waterworld.
The Wadi is being developed by Cosmo Developments, a joint venture between Abu Dhabi-based Flag Holding Group and Reportage Group. Reportage Group will oversee the development, delivery and long-term management of the project, which will cover approximately 140,700 square metres.
The launch also arrives as Yas Island prepares for another major period of growth. Sphere Abu Dhabi is scheduled to complete construction by the end of 2029, while Warner Bros. World Abu Dhabi is undergoing a major expansion that will introduce the Middle East’s first Harry Potter attraction. Further ahead, the island will become home to Disney’s first theme park resort in the Middle East, although an opening date has yet to be confirmed.
