Three new Address hotels are opening in the UAE and Saudi Arabia.


The Middle East’s hotel scene is getting several exciting new additions. Address Hotels + Resorts has announced three upcoming properties across the region, with Address The Bay opening at Emaar Beachfront in Dubai in 2027, followed by Address Diriyah in Saudi Arabia and Address Al Marjan Island in Ras Al Khaimah in 2028.

The expansion marks another chapter for a homegrown hospitality name with deep roots in Dubai. Address Hotels + Resorts was the first hotel brand launched by Emaar Hospitality Group and has built its identity around landmark locations, luxury accommodation, destination dining and its “Where Life Happens” philosophy. Its existing portfolio spans the UAE, Saudi Arabia, Egypt, Bahrain and Türkiye.

Opening in 2027, Address The Bay will sit within Emaar Beachfront, the waterfront development located between Dubai Marina and Palm Jumeirah. The five-star hotel will feature 182 keys and a 523-square-metre main pool deck with cabana seating. Food and beverage will also play a central role, with six dining and lounge concepts planned across the property, including all-day dining, a pool bar and a club lounge.

Its location should be one of its biggest draws. Emaar Beachfront has been developed around a private stretch of coastline, placing residents and hotel guests close to the sea while remaining within easy reach of Dubai Marina, JBR and the wider city. Address Beach Resort has already established the brand on the JBR shoreline, while Address The Bay will introduce its hospitality to another growing waterfront neighbourhood.


Address Diriyah in Saudi Arabia

The brand is also expanding its Saudi Arabian presence with Address Diriyah, scheduled to open in 2028. Located within historic Diriyah, the hotel will place guests inside one of the Kingdom’s most significant cultural developments. The district is being transformed into a major destination encompassing heritage attractions, hotels, restaurants, residences, retail and cultural experiences, while retaining strong connections to the area’s Najdi identity.

Address Diriyah will feature 204 hotel rooms and 60 serviced apartments, alongside six dining concepts and a rooftop pool café. Facilities will also include wellness, fitness and meeting spaces. The setting makes this opening notably different from the brand’s Dubai resorts and city hotels. Rather than centring the experience around a skyline or beach, Address Diriyah will offer travellers a base from which to explore Saudi history and culture, with the wider Diriyah development unfolding around the property.

Back in the UAE, Address Al Marjan Island will introduce the brand to one of Ras Al Khaimah’s most rapidly evolving coastal areas. Scheduled to open in 2028, the 196-key resort will sit on Al Marjan Island, the artificial archipelago that has become a major focus for luxury resorts, residences and entertainment projects in the northern emirate.

The resort will feature three swimming pools, including a 614-square-metre family pool, alongside restaurants and a 1,155-square-metre jetty lounge overlooking the water. Wellness and family facilities will form part of a resort experience built around the beachfront location.


In Dubai, the Address name has become closely associated with some of the city’s most recognisable districts. Address Downtown and Address Sky View put guests beside Burj Khalifa and Dubai Mall, while Address Beach Resort shifted the brand towards the coast when it opened in JBR. The latter has become one of the city’s best-known beachfront hotels, thanks in part to its rooftop infinity pool, views across the Arabian Gulf and Dubai Marina, and direct access to the waterfront.
