Colbert Collection’s Ampersand Beach House Dubai Islands is scheduled to open in late 2029.

There is a new name to add to Dubai’s staycation wish list. Scheduled to open in late 2029, Ampersand Beach House Dubai Islands will join Minor Hotels’ Colbert Collection with 111 rooms and suites. Sundukovy Sisters Design Studio has been appointed to design its interiors, with a vision centred on relaxed days by the sea.
The project takes the Ampersand name from London to Dubai, following more than a decade of operation at its London hotel. It will also become the first purpose-built property in Colbert Collection and the collection’s first hotel on Dubai Islands.

Accommodation will include pool terrace suites, while plans also feature dining venues, rooftop leisure facilities and wellness spaces. The hotel is being developed for Dubai residents as well as international travellers, positioning its social spaces as places to share a meal or spend part of the day by the coast.
S+S’s design will use natural materials, shaded spaces and courtyards to connect the hotel’s indoor and outdoor areas, while Middle Eastern hospitality will inform the atmosphere, with shared spaces designed to change pace throughout the day.

Early concept renderings offer a glimpse of that approach. Bedrooms are shown in earthy tones, with woven textures and seating beside large windows. In the lobby, curved seating, planting and daylight falling across textured walls suggest spaces where guests might settle in with a book or catch up with friends.
Sundukovy Sisters Design Studio’s previous hospitality projects include Le Louis Versailles Château MGallery, Sofitel Cotonou Benin Marina and Gem Forest Hotel Nairobi MGallery Collection. For its Dubai Islands commission, the emphasis is on how guests use the hotel, from working during the day to making a weekend of their visit.

Olya Sundukova, co-founder and creative director of S+S, said: “Dubai is always moving. Ampersand Beach House, on Dubai Islands, will offer another rhythm. Less noise. More light. Natural materials. Barefoot luxury. We want to create a place that feels away from the city, while being right in it. One ornament will become the thread connecting the hotel. It will appear throughout the spaces, taking on different expressions and giving the whole place a distinct identity. Come for lunch. Stay for the weekend. Work here. Meet here. Or simply slow down. Close to nature. Full of energy. Relaxed, but never ordinary. This is what we want Ampersand Beach House to become.”
