Two of the world’s most recognisable luxury hospitality brands are making their Saudi debut in Jeddah.


Saudi Arabia’s luxury hotel landscape is in constant motion, with global names steadily staking their claim across the Kingdom. The latest heavyweights to join the lineup are Atlantis and One&Only. Set within the Jeddah Central masterplan on the Red Sea, the side-by-side resorts promise a new benchmark for the Kingdom’s coastline.

Sharing a coveted address yet each maintaining its own identity, Atlantis Jeddah and One&Only Jeddah will be located around 30 minutes from Jeddah International Airport. For visitors and residents alike, the development signals one of the most significant hospitality additions to the city to date.

Atlantis Jeddah is on track to become a mega resort in every sense. The property will feature 800 rooms and suites, as well as a collection of branded residences for those who want to make the address their own. Dining will be a major draw, with more than 20 restaurants and lounges planned, including celebrity chef-led concepts. The resort will also introduce several of Atlantis’ most famous experiences to Saudi Arabia for the first time. Aquaventure Waterpark will make its Saudi debut, joined by The Lost Chambers Aquarium and a selection of marine encounters and deep-sea adventures. A spa, boutiques, event spaces and a wide range of leisure facilities will ensure it feels like a destination in its own right.

Next door, One&Only Jeddah is described as an ultra-private resort, imagined as a private “coastal enclave”. The design will draw inspiration from Jeddah’s Corniche and seaside lifestyle, while keeping a polished, contemporary feel. Guests can look forward to elegant rooms, suites, and villas, plus the brand’s first One&Only Private Homes in Saudi Arabia, which will appeal to long-term residents and extended-stay guests. The culinary offering will be intentionally intimate, with seven restaurants planned.

Wellness and recreation will be anchored by Club One, which will include padel and pickleball courts, while flexible event spaces will cater to celebrations and corporate gatherings.

Atlantis does not expand often, but when it does, it tends to spark global discussion. Dubai properties remain favourites among travellers from around the world, and the recently announced opening in the Maldives has only added to the buzz. The arrival of Atlantis Jeddah now extends that narrative to Saudi Arabia, placing the Kingdom firmly on the brand’s short but influential map.

One&Only, meanwhile, has long been a firm favourite among luxury travellers. The UAE already knows the brand well, from its beachfront escapes to the striking One&Only One Za’abeel in Dubai. Bringing One&Only to Jeddah speaks to the evolution of both the brand and the country. For Saudi Arabia, it is another strong signal of intent on the global stage, and for One&Only, it is an opportunity to help define the next chapter of ultra-luxury on the Red Sea.
