A shareholders’ agreement has sparked talk of a second Wynn property in Ras Al Khaimah.
Ras Al Khaimah is on a hot streak. The northern emirate is already set to welcome Wynn Al Marjan Island, which is slated to become the region’s first commercial gaming resort. Now, industry chatter suggests that a second Wynn project could also be in the works. The buzz began after reports surfaced about a shareholders’ agreement that outlines additional land earmarked for development.
According to coverage by AGBI, the agreement between Wynn Resorts and its partners, RAK Hospitality Holding and Al Marjan Island LLC, references another site in Ras Al Khaimah. The document points to a luxury hotel and apartments, and even mentions a “Janu plot”, a detail that has prompted speculation about potential links to Aman Group’s contemporary sister brand, Janu. While the paperwork is not a formal announcement, it was enough to set the rumour mill spinning across hospitality circles.

From the reported details, the prospective site would span close to 1.5 million square feet, including land reclaimed from the sea. The agreement also states that, should a gaming destination be developed on this parcel, Wynn or one of its affiliates would hold exclusive operating rights. At the same time, sources connected to the company have been clear that “no decisions would be made about the second property until after the opening of the first property”. In short, the plan appears exploratory rather than confirmed.
Meanwhile, Wynn Al Marjan Island continues to take shape as a future Middle East landmark. The design draws on the coastline of Ras Al Khaimah, pairing statement architecture with sweeping sea views. Inside, the property will feature Enclave, a hotel within a hotel that promises high-touch service and polished privacy. Combined with a broad mix of dining, entertainment and leisure experiences, the first Wynn is positioned to become a destination in its own right.
For now, Wynn Al Marjan Island remains the headline act. A second property, if it progresses, would add to Ras Al Khaimah’s momentum and reinforce the emirate’s growing status on the global travel map. Until then, all eyes are on Al Marjan Island and its highly anticipated debut.
