The expansive residences will form part of Enclave, the resort’s exclusive boutique hotel experience.
Wynn Al Marjan Island continues to reveal the scale of its Ras Al Khaimah mega-project, and its latest announcement offers a closer look at the resort’s most exclusive accommodation. The upcoming destination has unveiled the Wynn Al Marjan Island Townhomes, a collection of private residences located within Enclave, its boutique hotel within the wider resort.
Scheduled to open in September 2027, Wynn Al Marjan Island is one of the UAE’s most ambitious hospitality developments. Spread across more than 60 hectares, the resort will feature 1,530 rooms and suites, 22 restaurants, lounges and bars, a theatre, spa, shopping promenade, beach club, marina and extensive events facilities.
Against that considerable backdrop, the new Townhomes have been conceived as private sanctuaries at the heart of the action.

Inspired by the hôtels particuliers, or aristocratic urban mansions, of Paris, the Townhomes will be accessed through the Royal Foyer. Although positioned in the centre of Wynn Al Marjan Island, their design creates a sense of separation from the wider resort, providing residents with considerable privacy while keeping its restaurants, entertainment and leisure facilities close at hand.
“Townhomes move beyond the traditional idea of a villa or penthouse,” said Todd-Avery Lenahan, President & Chief Creative Officer, Wynn Design & Development. “This is an entirely different category of accommodation, defined by privacy, scale, and a level of residential design rarely found in a resort setting.”

Available by exclusive reservation only, the Townhomes range from 630 square metres for a two-bedroom residence to 1,110 square metres for a four-bedroom configuration. Each spans two levels, placing them among the largest guest accommodations Wynn has created globally.
Inside, the scale is suitably grand. Primary suites are joined by private spa facilities featuring a hammam and tepidarium, while the living spaces include formal salons, dining rooms, a library, a billiards salon and a media room. A contemporary kitchen, private bar and dedicated entertaining spaces reinforce the sense that these are homes rather than conventional hotel suites.

Vaulted ceilings, sweeping staircases and detailed architectural features add further drama, while each residence extends into an enclosed landscaped courtyard with multiple plunge pools and private wellness spaces.

Every detail has been created specifically for these accommodations, resulting in spaces that feel deeply personal, highly curated, and distinctive as the finest homes anywhere in the world.”
Guests staying in the Wynn Al Marjan Island Townhomes will also receive access to a private beachfront, dedicated 24-hour butler and culinary teams, bespoke in-residence amenities and chauffeured transport.
